Rental Policy
There is no fee to apply for a property.
Applications will be sent to you via email and text message after you view a property with one of our representatives.
Application Acceptance Requirements:
- After you, or someone on your behalf, views a unit in person with our representative, or by checking out keys from our office, or as otherwise arranged with our staff, you may then request that we send you a rental application. This will be done through email and an online portal system.
- All occupants over the age of 18 must submit a separate rental application through our online portal.
- Proof of income is required (see below).
Rental Priority

Applicants who apply within 24 hours of viewing a property will receive priority and we may stop accepting applications after 24 hours.
Multiple Occupants:
If there will be more than one occupant who is over the age of 18, then you must each submit separate rental applications. We will send a rental application to one person in your group and then that applicant will send additional applications to others (including co-signers) as part of submitting their application. This allows us to easily group applications together, allowing for easier and quicker processing.
Proof of income requirements:
- Many property owners accept co-signers for income qualification purposes. Each co-signer must submit a separate application.
- Applicants should provide copies of their last three pay stubs. Take a picture of your pay stubs and upload with your application.
- Applicants who are self employed should provide two years of tax returns. Please make sure to include Schedule C if you operate a sole proprietorship. Upload these documents with your rental application.
Approval Criteria
California West is acting as an agent for property owners and requires that all its clients consider applicants without regard to race, color, ancestry, national origin, religion, sex, marital status, sexual orientation, gender, handicap, familial status, disability, source of income, or any other protected class under relevant law and must also comply with all applicable fair housing laws.
California West approves and denies applicants for specific properties which we manage based on the individual criteria of each property owner whom we represent. Therefore, we cannot accept general applications to rent, nor do we have any general policy that applies to all our properties.
As part of the application process, we may call previous landlords, verify employment, and run credit reports. The results of all these considerations are given weight when deciding whether to approve or deny an applicant for a specific property. The weight given to any single factor varies by property owner. If there are multiple applicants for a property then the property owner will choose the most qualified applicant.
Applicants must understand that some property owners require greater credit worthiness than other owners and may give more or less weight to the other factors listed above, so just because you are approved or denied by California West for one property does not mean you will qualify for another property.
